Surveyors play a fundamental role in shaping the world we live in. They ensure the roads we drive on are safe and efficient, the buildings we work in stay upright, and that water comes out of the tap. With this degree of responsibility, it is imperative that surveyors are qualified to make the right decisions, and the Royal Institution of Chartered Surveyors (RICS) has been ensuring this since 1868. There are three primary sectors within the surveying profession: construction and infrastructure; property; and land. Our MRICS tutors can help guide you through the MRICS courses, exams and chartered membership.

 

What is an MRICS & Chartered membership?

An MRICS is a Chartered Member of the Royal Institution of Chartered Surveyors. As a Chartered Member, individuals have the opportunity to gain industry experience and expertise, alongside boosting their career prospects through access to ethical guidance, sector-specific advice and regulatory help. There are two paths to qualifying as a Chartered Member: through the Assessment of Professional Competence (APC); or as a senior professional, industry specialist, or academic.

 

What is the APC?

The APC consists of four components. A more thorough breakdown of the APC can be found in the APC candidate guide linked below.

Written submissions

A summary of your experience made up of statements for each level of competence required for your sector pathway. 1,500 words on mandatory competencies (personal and professional practice and business skills) and 3,000 to 4,000 words on technical competencies (the primary skills of your chosen pathway and any selected additional skill requirements).

A Case study (3,000 words) on a recent project that shows your technical abilities. The project should be no older than 24 months and you must demonstrate your personal involvement. This must include a critical appraisal of your project(s) alongside an outline of your learning outcomes, in order to provide evidence of your competencies.

CPD Record

Continuing Professional Development (CPD) is the ongoing updating and enhancement of your skills, knowledge, and competence that takes place throughout your professional life. It may consist of conferences, meetings and seminars you have attended, academic courses you have completed, or informal reading.

Your record must show that you have completed 48 hours of CPD training during the last 12 months, or 96 hours of CPD undertaken during the last 24 months (if you are undertaking 24 months structured training).

RICS online ethics course

In order to attend an assessment interview, you are required to complete the RICS online ethics course. RICS uphold 5 ethical standards.

Act with integrity

MRICS are expected to be honest and straightforward in the work they do, by being trustworthy, respecting confidential information, and being unbiased, to list a few.

Provide a high standard of service

Clients, or those to whom you have professional responsibility, are expected to receive the highest quality advice, support, or performance from Chartered Members.

Promote trust in the profession

You must act in a manner, whether in professional or private life, that promotes you and your firm or organisation and the wider profession in a professional and positive fashion.

Be respectful

Treating others with courtesy and consideration, regardless of race, religion, size, country of origin, gender, sexual orientation or disability. This includes being aware of cultural sensitivities and business practices.

Take responsibility

Being accountable for your actions is imperative – this means no scapegoating, but equally taking action when something is wrong. Working diligently, with care, and in a skilful manner.

 

60 minute assessment interview

The interview consists of a 10-minute presentation by you on your case study, following which there will be 10 minutes for the panel of trained RICS assessors will cross-examine your presentation and selected competencies. Then, a 30-minute discussion on your overall experience, including CPD, technical competencies, Rules of Conduct, and professional practice. Finally, 10 minutes for the Chairperson to question any of the previous matters before closing the interview.

 

Alternative routes

Three alternatives to the APC exist depending on your career experience.

If you have 10 years of relevant experience (or 5 years with a postgraduate degree) and can demonstrate experience as a senior leader, you qualify for the Senior assessment.

If you have 10 years of relevant experience (or 5 years with a postgraduate degree) and can demonstrate experience as a specialist, you qualify for the Specialist assessment.

Alternatively, if you have surveying-related degree and have undertaken academic activities relevant to the profession over a three-year period, you qualify for the Academic assessment.

You are required to find a member of RICS to act as your councillor and support you throughout your APC. RICS recommends asking around at your place of work, searching on LinkedIn/Forums, or joining their official outreach group.
